Compared to its neighbors, Andover doesn't have that many residents. It has even fewer houses in town. And yet, over the past two weeks, Andover has had more new homes go on the market than any of its neighbors except for Lowell. And yet, with all the new homes being put up for sale, Andover still only has a five months' supply of homes for sale.

Over the past two weeks, 17 homes went on the market in Andover. Lowell had 19 new listings. Isn't that amazing? Lowell is a much more populous city with many more houses but sales activity in Andover is keeping pace.
Over the past two weeks in Andover, 11 homeowners accepted an offer, seven homes went under agreement and are listed as "pending," five homes closed on their sales, and eight homes were pulled from the market without a sale. There were another dozen price changes. Again, just in two weeks alone!
I don't know about you, but from where I come from, that's a LOT of action. Are you being made aware of these changes? Two of the 17 new listings in Andover have accepted an offer. One of those is under agreement. Did you just miss the deal of a lifetime? The one that went under agreement was on the market for only three days. The one that accepted an offer was on the market for 10 days.
While you were busy, 23 Stinson Rd., Andover, MA got away. It's available on the market for backup offers only. Ten days on the market. Gone!
While you snoozed, you lost 1 Hay Bale Rd., Andover, MA. That one is under agreement and is not available. It's a 4,700 square foot Colonial on 2 acres with 4 bedrooms, 2 full bathrooms and 2 half-baths. It has a 3-car garage, fireplaced master suite, and granite, stainless steel, and hardwood everywhere. For only $850,000! Three days on the market. Bye, bye!
You need to know these things. If you're looking for a GREAT deal in one of the busiest towns in the Merrimack Valley and Southern New Hampshire, you cannot afford to take a break for even one day because competition for good homes at great prices is FIERCE!
How do you keep them all straight? Which one of these represents the most house for your dollar?
There are 103 single-family homes for sale in Andover, MA. Twenty of them went under agreement in the past 30 days. At that rate, they'll all be gone in five months but as we've seen, the Andover market is hopping. If you need an edge, you need to ride your agent like a rented mule!
Today, I toured Monarch on the Merrimack with Bob Ansin, the visionary developer of this transformation of Lawrence's Wood Mill across from the MBTA train station in Lawrence, MA.

Bob has done a terrific job on this project. He's turned an eyesore into a jewel and landmark in Lawrence. He's offering 204 ultra-modern lofts featuring a game room, theater, roof-top deck, rock wall for climbing enthusiasts, and a convenient commute to downtown Boston.
He has about a quarter of the units already occupied or under contract which means it's not too late for you to get in on the action and you won't believe all that you get.
These are COMPLETELY open-concept apartments with sixteen foot high ceilings and granite countertops in the kitchen and bathrooms. They are 1- and 2-bedroom units running from about 1,200 square feet up to 1,600 square feet. Warm and romantic lofts, they come with a washer and dryer floor-to-ceiling windows, walk-in closets, and are fully applianced. The bathrooms and kitchens are incredibly large and the family rooms are fantastic for entertaining your friends.
The units are attracting upwardly mobile professionals looking for an affordable and easy commute to jobs all up and down the I-93 corridor.
These sweeping apartment lofts could easily fetch a premium rent but they're going for market rates at about $1 dollar per square foot. They start at about $1,200 per month and are particularly attractive because of their "green" features that will save you money on your utility bills and reduce the carbon footprint of the complex as a whole.
It's wonderful to see this hip, young vibe growing out of the heart of a proud industrial city and you need to be a part of it. That whole corridor along Merrimack St. in Lawrence, MA, promises to be the next hot spot in the Merrimack Vally. To learn more about how you can reserve your spot in the sun, please give Bob Ansin a call at (877) 691-8479 and tell him Brian X. Murphy sent you. I promise you, you will NOT be disappointed!
